DECENT HOMES IN THE PRIVATE SECTOR


Key Facts:-


  • Government statistics in January 2007 stated that 41% of non-decent homes in England are privately rented.

  • The 2005 English House Condition Survey stated that the total of non-decent homes in England fell from 9.1 million in 1996 to 6 million in 2005.

  • Local Authorities have to ensure 70% of privately rented homes are decent by 2010.

What is a Decent Home?

  • A home that is fit to live. This means it must be structurally stable, free from serious disrepair, free from serious dampness, have adequate lighting, heating and ventilation, have adequate supply of water and drainage, have a kitchen with hot and cold water, a toilet and have a bath or shower with hot and cold water.
  • Is in a reasonable state of repair.

  • Has a reasonably modern kitchen and bathroom. This means the kitchen must be 20 years old or less and have enough space and safe layout and the bathroom must be 30 years old or less and be appropriately located.

  • Is reasonably warm. This means that there must be heating and insulation so that you are kept reasonably warm and you are able to control your heating.
