Planning Advice and Guidance

Planning Advice and Guidance In order to help you with the complex issues involved with different types of applications and proposals, we are always available to give advice.

Planning Officers will welcome discussion of sketch plans and proposals, before they are formally submitted as applications, to avoid delays and possible refusals of permission.

Our advice is given in the best spirit and is intended to be helpful, but please remember that it is informal. The only way to get a formal response is to submit a planning application.

If you wish to obtain advice, please contact the Development Control Division.

Please note that we have recently adopted guidance regarding extending your home.

For planning and building regulations guidance including case studies on many common projects, please use this link alternatively explore the interactive house for guidances on many common projects including some related to flats, shops and basements.

A basic guide for small businesses to the procedures of the planning system and how to apply for planning permission is available here.

A Planning Enquiry Form for Householders is also available by using this link . Please note that an administration fee will be payable.

You may also want to consider contacting United Utilities who own and operate the water, wastewater and electricity distribution networks in the North West. If your development is over or too near to their underground cables or pipes it may cause damage or make access and maintenance difficult or impossible.

In extreme cases United Utilities has the right, if necessary, to remove the building with no obligation to re-build. Their contact number is 01925 463852.
